JWR Property Management, Inc. is proud to provide property owners with all the services required to give you peace of mind. Every detail is covered throughout the full service program, including:
- Preview property & provide condition evaluation and market rental value.
- Advertise and market the property for rent using print mediums, internet sites, relocation networks etc.
- Showing the property to qualified tenants.
- Complete application procedure, including tenant background & credit screening.
- Complete the lease process, lease/rental agreement, addendums, walkthrough.
- Collect and hold security deposits & pet deposits.
- Enforce lease and collect monthly rent.
- Distribute owner funds after tenants rents have cleared bank.
- Provide detailed monthly accounting statement.
- Complete periodic maintenance inspections of the property.
- Schedule and facilitate all required property maintenance.
- Schedule yearly inspections & routine maintenance.
- Prepare end of year tax packet, including property summaries.
Personnel cost for service calls is included, but materials used are not, with no mark-up.
Certain specialty services are not included in cost, such as pool maintenance, sprinkler maintenance etc.
Management fee based on rental unit being in tenable condition for the duration of lease.
Additional charges may apply should property need repairs completed prior to tenant move-in or if significant damages done by tenants on move-out.
Our full service program is a complete service with attention to detail & professional commitment. We strive to provide the highest level of service to our tenants and owners. Because of this, our tenants work with us to ensure your rent is paid and your home is maintained.
Cost for this service is based on the property size, occupancy rate, and rent rates. This is our most expensive service, but also our most comprehensive. Contact our office for details. Generally for a single family dwelling, condo, townhouse or apartment. The cost of this service is:
- Non-Management Fees: 1/2 month’s rent (Tenant procurment)
- Full Management Fees: 10% of gross monthly rental amount & 50% of one month’s rent for tenant procurement.
- Property Concierge Service - Vacant Home Care
- Corporate Rentals
We will run a credit and criminal background report on applicants.
- $65 per applicant for a single person.
- $95 for a married couple.
Prospective tenants may use our e-application at no additional cost to you.
